Residential construction can be built differently.

Residential Steel Framing designs homes around cold-formed steel and delivers them as engineered, panelized framing packages. We develop our own plans, engineer them to code, and coordinate the shop drawings so framing arrives ready to set. In Michigan, we can also build the home ourselves.

What we do, two ways:

  • Engineered plans and panelized steel packages for general contractors and owner-builders, including converting existing wood-framed plans to steel.
  • Design-build in Michigan, where we’re the licensed builder of record.

Who’s behind it

John Delia Jr. founded the company. He is a licensed Michigan residential builder and second-generation developer with 17 years across construction, renovation, real estate, and development. He stays directly involved in its projects.

How the framing is made

Framing is produced by qualified manufacturing partners from our coordinated drawings. Each project receives structural drawings stamped by a licensed professional engineer for that job’s loads and jurisdiction. We coordinate design, shop production, and delivery. As we grow, we intend to bring more production in-house for tighter control over quality and lead times.

Where we build

We are based in Detroit and work first across Southeast Michigan, then the wider Midwest. We focus on narrow and infill lots, where a repeatable steel system is a better fit than a one-off wood frame.

Steel is not the right choice for every project, and we do not pretend it is. Where it fits, we treat the house as a system: design, package, and build, not a one-off frame. That is Residential Steel Framing.
