It frames our hospitals, schools, and high-rises — but less than half a percent of American houses. The reason is the system, not the material.
Look at a steel mill’s customer list and you’ll find hospitals, schools, hotels, office towers, and a growing share of apartment buildings. Cold-formed steel frames roughly a third of the commercial buildings in the United States. Steel-framed houses exist too, particularly across the South, in storm-exposed states like Texas and Florida where tougher codes pushed builders toward tougher materials.
So the question isn’t whether steel works for homes. It does, and it has for decades.
The question is why you almost never see it. In 2024, about 94% of new single-family homes in the U.S. were wood-framed. Roughly 5% were concrete. Steel was less than half a percent — around 4,000 houses in the entire country.
That gap is not a verdict on the material. It is the result of a system built around wood long before steel was ever a residential option.
Wood became the default through cost, availability, and familiarity
For most of the last century, lumber was cheap, abundant, and everywhere. Forests were close, mills were plentiful, and the entire building trade learned its craft in wood.
When a material is that inexpensive and that familiar, it becomes the default by sheer gravity. Steel never had to be beaten on the merits for houses — it simply never got considered. Every carpenter, every framing crew, every inspector, and every supplier already spoke wood.
The lumberyard makes wood almost effortless
Here is the part most people never see, and it is the real reason wood keeps its grip.
When an architect draws a house, the framing is almost always speced in 2x4s and 2x6s, because that is what everyone knows. The builder takes those plans to a building-material dealer — a national supplier like Builders FirstSource or 84 Lumber.
From there, much of the estimating, material coordination, and truss engineering runs through that supplier. It produces the takeoff (the full count of every board) and an itemized material list, engineers and fabricates the roof trusses, and delivers the whole package to the site. A large share of that work is absorbed by the supplier, because it makes its money selling the lumber.
For the builder, that is close to frictionless: hand over drawings, get back everything needed to frame the house. That convenience — not cost, not performance — is wood’s deepest moat.
Steel asks for more thinking upfront
Steel does not yet have that effortless on-ramp, and this is the part that surprises people.
A steel-framed house usually begins by converting the plans — translating a design drawn for lumber into one that can be roll-formed and panelized in steel. That means real engineering: panel layouts, connection details, and shop drawings for the framing and trusses, all produced before anything is built.
The large lumber dealers can absorb that kind of upfront work as a cost of doing business, spread across enormous volume. A smaller steel manufacturer cannot subsidize it the same way, so some of it appears as an upfront engineering cost the buyer can actually see.
To someone used to the lumberyard model, an unfamiliar cost reads as risk — even when the finished wall is stronger and the total project tells a different story. The hesitation around steel is often about the on-ramp, not the house.
The ground under wood is shifting
The two things that made lumber the easy default — cheap material and abundant skilled labor — are both weakening.
On price: framing lumber roughly tripled between spring 2020 and spring 2021, climbing from about $350 to more than $1,500 per thousand board feet. At the peak, the National Association of Home Builders estimated the spike added roughly $36,000 to the cost of an average new home. Prices later eased, but the volatility rattled a market that had treated lumber as cheap and predictable for generations.
On labor: the skilled trades are shrinking. Industry groups estimated the construction industry needed on the order of 440,000 additional workers in 2025 just to keep pace, and the workforce is aging — roughly one in four construction workers is over 55. We are not replacing framers and carpenters at the rate we are losing them. That matters because conventional wood framing still leans heavily on skilled crews doing layout, cutting, and assembly on site — exactly the labor that is getting harder to find.
Both trends quietly favor a different model: framing that is engineered once, manufactured in a controlled shop, and assembled on site with a smaller crew.
What steel actually offers
Seen through that lens, steel’s advantages are less about novelty and more about predictability. It does not warp, twist, shrink, or settle as it ages, so walls stay straight over time. It is non-combustible. It can span farther, which opens design options wood struggles to match. And because panels are cut to length and assembled in a controlled shop rather than trimmed on the ground, it produces far less site waste and shifts much of the labor off the job site — into exactly the kind of setting that does not depend on a shrinking field workforce.
None of this makes steel automatically right for every project. It carries real considerations of its own: thermal bridging has to be handled correctly or the wall underperforms, which is why continuous insulation matters so much in steel construction. Trades unfamiliar with steel face a learning curve. And depending on region, labor availability, and a builder’s experience, some projects still pencil out better in wood.
Steel does not win by default any more than wood does. It is simply a real option that most buyers were never in a position to weigh.
The takeaway
The under-one-percent figure is not proof that steel does not belong in homes. It is a snapshot of an industry that never had a reason to change — built on cheap lumber, a labor force trained in wood, and a supply chain that made wood effortless.
Those conditions are no longer fixed. The point is not to abandon wood. It is to make an informed choice rather than inherit a default.
